A commercial property survey will follow the broad format of a building survey and will describe the condition and an assessment of the relative importance of the defects found, or problems identified including the risk of potential and hidden defects in areas not inspected. It will describe probable cause of defects and an outline scope of remedial works and the consequence of non-repair. The responsibility of the maintenance will be examined by reference to the lease and priority and timescale for recommended works will be scheduled, and as our surveyors are cost consultants, we can also provide cost advice on specific request from our clients. The inspection will take into account the specialist installations in offices, shops or warehouses and any shared services with other users and recommendations for further inspection will be provided in this regard.

Normally required for a commercial property when entering into a lease or coming to the end of one. The schedule provides a full record of condition of all elements which are the responsibility of either the Landlord or Tenant.

We endeavour to carry out surveys within 15 working days (dependent on the type of survey) the report then follows, you will be requested to complete a Conditions of Appointment Agreement.
However, where Domestic Clients wish the survey inspection to be carried out within 5-14 working days, they will be requested to complete a form of Waiver in compliance with the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
